RAAD provided comprehensive MEP engineering services — mechanical, electrical, plumbing, fire alarm, and fire protection — for the design of a prebuilt office suite on the 11th floor of a prominent 30-story commercial office tower in Lower Manhattan.
Our mechanical design incorporated a variable air volume (VAV) system served by the building's main air handling unit, delivering energy-efficient climate control tailored to the tenant's mix of open work areas, private offices, and conference rooms. With an open ceiling design, the mechanical, electrical, and plumbing systems were coordinated around the existing structural beams to maintain clean sightlines and consistent ceiling heights throughout the space. The suite includes a fully equipped pantry, glass-enclosed private offices, and open collaborative areas with views of the Lower Manhattan skyline.
Beyond design, RAAD's scope extended through construction administration, including special inspections and shop drawing review, ensuring the installed systems met design intent, applicable code requirements, and the client's requirements.
